Owners and investors often renovate before a new tenant, a holiday-home listing or a sale. The goal is different from renovating your own home: every dirham should make the property easier to rent or sell, or help it achieve a better price. Here is how to decide what to do.

Start with the goal
Long-term rental
Tenants look for a clean, bright, working apartment. Durable finishes that are easy to maintain matter more than luxury. Keep in mind that rent increases on renewal for existing tenants are governed by the RERA rental index, so plan a renovation around the change of tenant.
Holiday home
Short-term guests compare listings by photos, so design, lighting and furnishing matter more. Holiday homes in Dubai must be registered with the Department of Economy and Tourism (DET) and meet its requirements, so check them before you plan.
Sale
Buyers want to see a home that needs no work. Focus on fixing defects and refreshing the spaces that appear in listing photos.
Upgrades that usually pay off
- Kitchen refresh: new cabinet doors or fronts, worktop, sink and taps, or a full replacement if the layout is dated.
- Bathroom upgrades: new sanitaryware, glass shower screen, mirror and lighting; full renovation where there are leaks.
- Flooring: replacing worn or dated tiles in living areas.
- Lighting: modern ceiling lights and warm LED make rooms look larger and better in photos.
- Paint: fresh, neutral paint throughout.

Budget and timing
Our published apartment ranges are AED 30,000 to 80,000 for a studio, AED 60,000 to 150,000 for a 1-bedroom and AED 100,000 to 250,000 for a 2-bedroom, and a targeted refresh for rental or sale is often toward the lower end.
