A fit out company takes a space — a shell-and-core office, a tired apartment, a villa that needs a new layout — and turns it into a finished, approved, usable interior. In Dubai that means four jobs at once: design (layouts, 3D concepts, technical drawings), approvals (Dubai Municipality, building management, developer NOCs), construction (civil works, MEP, joinery, finishes) and handover (snagging, warranty, completion certificates).

The problem when you compare fit out companies in Dubai is that every website promises all four. In practice, many contractors only do the third one well and subcontract or improvise the rest. That is where projects go wrong: a permit that was “not needed” stops the site, a lump-sum quote turns into variations, and nobody is accountable for the design.

Hire a Fit Out Company in Dubai

Trade Licence & Activity

A DED (mainland) or free-zone licence that actually lists interior decoration / fit-out contracting as an activity. Ask for the licence number and check it on the Invest in Dubai portal. A “general trading” licence is not a contractor.

Authority Approval Track Record

Dubai is not one authority. Mainland is Dubai Municipality; Palm Jumeirah, JAFZA and other Nakheel communities are Trakhees; Media City, D3 and TECOM zones are DDA; DIFC has its own. Ask which authorities the company submitted to in the last 12 months.

Who Actually Designs

Is there a licensed architect or engineer on staff, or is “design” a salesperson with a template library? Ask to meet the person who will draw your permit set and sign the drawings.

Itemised Fixed-Price BOQ

A real bill of quantities lists every item with quantity, unit rate and brand — not a one-line lump sum. Ask how variations are priced before you sign, not after.

Written Warranty

Two numbers matter: workmanship warranty (M&A gives 1 year) and waterproofing warranty on wet areas (M&A gives 5 years). If it isn’t in the contract, it doesn’t exist.

Verifiable Recent Projects

Photos are easy; references are not. Ask for two projects of your type completed in the last year and a client you can call. A serious fit out company in Dubai will have them ready.

A dated schedule, one named project manager, and weekly site reports with photos. Ask what happens to the price if they miss the handover date.

Fit Out Contractors in Dubai

A quote without a site visit

Nobody can price MEP, ceilings or waterproofing from photos. A number given before anyone has seen the space is a number that will change.

“You don’t need a permit”

Layout changes, MEP relocation and most wet-area work need Dubai Municipality or building approval. Unpermitted work can be stopped, fined and reversed at your cost.

50% or more upfront

Staged payments tied to milestones are normal. A large deposit before mobilisation is how clients end up funding someone else’s previous project.

No licence number on the quotation

Licensed fit out companies in Dubai print it. If it’s missing, ask why.

Nobody can name the site engineer

If the person selling can’t tell you who will run the site, the work is being subcontracted after you sign.

The lowest price by a wide margin

Scope is missing. It will come back as variations at full rate once the walls are open.

  8. How often will I receive site reports, and in what format?
  9. What happens to the price and schedule if you miss the handover date?
  10. Can I speak to two clients whose projects you finished in the last 12 months?

If a company answers all ten clearly, keep them. If they get vague on 3, 4 or 6, that is your answer.

Several thousand companies hold interior decoration or fit-out contracting activities on their trade licence in Dubai. Only a fraction have a licensed architect in-house and recent authority approvals, which is why the checklist above matters more than the size of the market.

An interior design company produces the concept and drawings; a fit out company builds them. Some firms, including M&A, do both under one contract (design and build). If you hire them separately, make sure the contract says who is responsible for permits and for site quality.

For mainland Dubai, yes: fit-out works that change layouts, MEP or wet areas need a DM permit and the contractor must be registered to apply. In Trakhees, DDA or DIFC areas the equivalent authority applies. Ask the company which one covers your building and when they last submitted there.

Typical office fit outs of 200–400 sqm take 6–10 weeks from approved design; apartments run from a few weeks for a refresh to 8–12 weeks for a full renovation; villas are measured in months. Add 2–3 weeks for permits. A good fit out company gives you a dated programme before you sign.

Only if it is itemised and covers the same scope as the others. Compare BOQ line by line; a quote that is 20–30% below the rest is almost always missing items that return as variations once work starts.
