Villa Renovation Cost in Dubai: 2026 Price Guide
A villa renovation in Dubai can cost anything from AED 15,000 for one bathroom to more than AED 2 million for a luxury transformation. This guide shows the ranges we quote on real projects in 2026 and explains exactly what moves the price up or down.
- A single bathroom typically costs AED 15,000–60,000; a kitchen AED 40,000–120,000.
- A full renovation of a standard villa usually costs AED 350,000–800,000+, and luxury finishes can pass AED 2 million.
- The biggest cost drivers are scope, structural or MEP changes, and finishes.
- Always compare quotes on an itemised BOQ, and remember 5% VAT.

What changes the price of a villa renovation
1. Scope
Refreshing finishes in a few rooms costs a fraction of a full strip-out. A full renovation replaces flooring, ceilings, kitchen, bathrooms, joinery and usually the MEP (mechanical, electrical and plumbing) systems too.
2. Structural and MEP changes
Removing walls, moving a kitchen or bathroom, or upgrading the electrical load adds design work, approvals and trades. Keeping plumbing and drainage where they are is one of the easiest ways to control cost.
3. Finishes and materials
Porcelain versus natural marble, standard versus designer sanitaryware, and ready-made versus bespoke joinery can double the cost of the same room.
4. Condition of the villa
Older villas often hide problems such as failed waterproofing, tired wiring or cracked screeds. A proper survey before pricing prevents surprises later.
5. Approvals
Community NOCs and Dubai Municipality (or free-zone authority) permits take time and drawings. Your quotation should say clearly who handles them. Read our guide to villa renovation approvals in Dubai.
Worked example: a mid-range villa refresh
A family in a 4-bedroom villa wants a new kitchen, two renovated bathrooms and new flooring downstairs, without structural changes. Using the ranges above, the kitchen (AED 40,000–120,000) plus two bathrooms (AED 30,000–120,000) already reaches AED 70,000–240,000 before flooring. That is why this kind of project usually falls in the partial-renovation band of AED 120,000–350,000. The final figure depends on the finishes chosen for each room.
How to keep a villa renovation on budget
- Get a fixed-price quotation with an itemised BOQ, so every item has a quantity and a price.
- Finalise the design and materials before work starts; most overruns come from changes made on site.
- Keep wet areas where they are unless the new layout is worth the extra cost.
- Keep a contingency for things nobody can see before opening walls or floors.
- Phase the work if you need to: kitchens and bathrooms first, other rooms later.
See our renovation budget guide for a step-by-step plan.
Is it cheaper to renovate room by room?
Each phase costs a little more in total because site set-up, protection, approvals and cleaning are repeated. On the other hand, it spreads the cost and lets you keep living in the villa. If you can move out for a few months, a single full renovation is usually faster and better value. Our villa renovation team can price both options so you can compare.
